Pure Air Control Services Offers Energy Solutions, Adds Jobs

The innovative energy strategies of indoor air quality consulting firm Pure Air Control Services, Inc. are significantly improving the way we live, work, and play. The firm is now growing its staff to include additional technical field representatives, administration, sales and marketing team members.

"Over the long-term, we will be adding more staff as well as purchasing new equipment. As we grow organizationally, so does our staff," says President and CEO Alan Wozniak.

Founded in 1984 by Wozniak, the Clearwater-based environmental consulting and engineering firm provides professional indoor air quality solutions to healthcare, governmental, military, educational, professional, and international facilities.

PACS developed the Green Clean Institute Certified PURE-Steam Coil Cleaning process as an alternative to foam rinse cleaning the debris-covered coils of HVAC systems. Foam cleaning coils allows dirt and debris to be pushed further into the system, resulting in pressure loss, decreased air flow, failed temperature cooling, and exponentially large energy costs.

"Conventional coil cleaning includes chemicals which are relatively harsh on coils, it’s not biodegradable, and they get washed into the water system, which is not a good green process," says Wozniak.

PACS’ chemical-free process includes steaming HVAC coils up to 350 degrees, causing heat to penetrate the coils while loosening and dislodging dirt and debris that has been lodged into the system. "The energy savings is astronomical," says Wozniak.

As energy costs rose, Florida State University (FSU) began to take a precise look at its HVAC maintenance and operating program. Within one year of implementation, FSU saved over $800,000 in energy costs, a 157 percent return on their initial investment.

The firm has serviced more than 600 million square feet of indoor environments for over 10,000 facilities and recently joined Charlotte County Public Schools' Green Cleaning initiative, focused on alleviating long-term health risks, improving air quality in the educational environment, and saving energy.

"We are improving value every day, both environmentally and by saving energy. We look at health, energy, and comfort. All three have to be incorporated."

For information on hiring opportunities and green energy-saving solutions, visit PACS’ website or call 1.800.422.7873.
PURE-Steam Deep Coil Cleaning Saves Energy While Improving Indoor Air Quality (IAQ)

Tampa, FL – With rising energy costs, lower maintenance budgets and decreased indoor air quality are challenges facing every facility manager across the country. But potential savings can be right under an organizations nose. Case in point: dirty or clogged commercial evaporator coils. Simply performing a deep cleansing/sterilization with PURE-Steam coil Cleaning and Flushing can dramatically reduce energy costs, while improving in indoor air quality and with no chemicals.

Cooling coils use tubing arranged in a series of loops and fins and their purpose is to transfer heat from one fluid to another (e.g. water to air, refrigerants to air, air to air etc.). Aluminum and copper fins are attached to the coils to increase the exposure surface and the rate of heat transfer. In the 1970s and early 1980s the cooling coils had typically 8 to 12 fins per inch, but due to increasing energy costs and mandated energy efficiency ratings, it is not uncommon seeing coils today manufactured with 16 and 18 fins per inch arranged in complex zigzag patterns. Unfortunately, these high efficiency coils are extremely susceptible to blockage from dust accumulation because once lodged deeply within the fins bacteria and mold may initiate growth, which not only compounds the blockage problems but also gives rise to excessive operating costs, comfort control problems and unhealthy sanitary conditions that are not conducive to good air quality.

A recent research paper published in the Continental Automated Buildings Association (CABA) magazine on Evaluation of Steam Cleaning in AHU Coil Sanitization and Energy Conservation emphasizes both the energy impact as well as environmental impact of PURE-Steam coil cleaning.

With energy costs rising, Florida State University (FSU), a major Florida university, took a close look at HVAC maintenance, including the total operating cost of its HVAC system. They found that the conventional coil cleaning foam/rinse method only superficially cleaned the surface of the coil and pushed small debris further into the coil causing decreased air flow, a musty odor, decreased temperature and humidity control and decreased the quality of the indoor air.

The forward thinking Facilities Management Department at Florida State University (FSU) felt these dirty coils were nothing but a pot of gold buried in dust and debris in these air handling systems. FSU discovered quickly that professionally steam cleaning their evaporator coils has paid huge dividends for them. They found a chemical free steam coil cleaning process so efficient and safe for the environment that in the first year of its implementation alone saved the university over $800,000 of their power bills and were able to provide the students and teachers a healthier learning environment. The estimated payback in less than eight (8) months was 157% return on investment (ROI).

Because dirty coils are difficult to clean, expensive to operate, unhealthy and can lead to humidity control deficiencies, it makes sense to minimize the amount of dust that can enter the airflow and to clean them before dirt accumulation becomes visible. Pure Air Control Services (PACS), an industry leader in environmental and mechanical cleaning technologies recommends not to defer coil cleaning to the point that dust accumulation is visible. Minimally, heat exchangers should be cleaned once a year using the superheated steam process. For non specialized environments (healthcare facilities, clean rooms, etc.), Pure Air Control Services also recommends using air filters with an equivalent Minimum Efficiency Rating Value (MERV) of 8 and to minimize the amount of air that could infiltrate in the air handler by ensuring that the filters fit snuggly in the holding racks and sealing all cabinet penetrations.

Charlotte County School District has implemented the PURE-Steam "Green Cleaning" program to not only save energy but also to improve indoor air quality and mitigate long-term health risks and allergies associated with indoor air pollutants. This program introduces a chemical free coil cleaning process called PURE-Steam Coil Cleaning a safe and effective cleaning process used to save energy and create a healthy learning environment for students, school staff and visitors.

As a part of this initiative, the Charlotte County School District has contracted with Pure Air Control Services a national leading indoor environmental contractor with over 25 years of building IAQ experience. Because the PURE-Steam Coil Cleaning program is totally GREEN (NO CHEMICALS) students, school staff and visitors don’t have to worry about potential dangerous chemicals or Volatile Organic Compounds (VOC) entering into the air or water system.

Don Terry, Manager of HVAC Maintenance noted that “not only are we saving energy, but we are creating a healthy learning environment for our students and faculty.”

The U.S. Environmental Protection Agency (EPA) has long been a proponent of improving indoor air quality in the nation’s schools stating on their web site that “Poor indoor air quality (IAQ) can cause illness requiring absence from school, and can cause acute health symptoms that decrease performance while at school. In addition, recent data suggest that poor IAQ can reduce a person’s ability to perform specific mental tasks requiring concentration, calculation, or memory.” Indoor air quality (IAQ) is a critically important aspect of creating and maintaining quality school facilities.

Additionally, Mr. Terry stated that “your staff, crew and support team are great to work with. I would highly recommend your PURE-Steam Coil Cleaning process to any facility/HVAC manager interested in saving energy, improving indoor air quality and creating a healthy school.”

Call Pure Air Control Services today at 1-800-422-7873 to discuss ways to get your building, healthcare facility or school district “chemical free” via the PURE-Steam coil cleaning process while saving energy and creating healthy indoor environments.

Are all Black Molds Toxic?

Mold has become an issue of increasing concern to the general population as lawsuits, media attention and misinformation fuel fires of hysteria. To further complicate matters, a lack of education and scientific knowledge leads the layperson to correlate the presence of “black mold” with various ailments attributed to “toxic molds”. In order to dispel mold myths and provide professional assistance to the average person concerned about mold contamination, it is critical to understand the complex nature of mold.

Mold Defined:

Scientifically, mold is a visual growth produced on substratum and/or on host by a group of filamentous fungi (fungi with true mycelium). Taxonomically, fungi are classified as eukaryotic organisms. These organisms are devoid of chlorophyll and their cell wall is made up of chitin and glucans. They are heterotrophic in nature and may be saprophytic, parasitic or symbiotic with other living organisms. The role of these organisms is crucial to maintaining a robust ecological system. Fungal saprophytes occupy an important place in the ecological pyramid, responsible for recycling inorganic and organic materials, then releasing the energy back in to the environment.

Mold Coloration:

Coloration and toxicity are two separate trends in mold. The coloration of mold is governed by pigmentation, physiological activity and genetics of the organism. The production of toxins is highly influenced by the nature of metabolites produced by the mold and environmental conditions. Hence, the toxicity does not correlate directly with the color of the mold.

Mold Toxicity:

Naturally occurring molds may be toxic, capable of secreting a number of chemicals that are harmful to living entities. Mycotoxins, glucans and microbiological volatile organic compounds (MVOC) are amongst the most prominent toxic substances produced by mold. The strength of these toxins varies greatly depending upon the species/strain. The effect of these bio-chemicals depends upon the exposure mechanism, dosage and susceptibility of an individual. However, there is no proven or documented record that the toxicity of these chemical compounds is related to the color of the organism. In general, “black mold” refers to all molds that are black in color, but not all the black molds are toxic. Nigrospora, for example, is a black mold but there is no sufficient evidence that it is toxic to humans.

It is also important to note that a number of molds, not black in color, are capable of releasing mycotoxins that initiate diseases or allergenic responses in susceptible individuals. Blastomyces, Candida, Emmonsia, Ganoderma, Microsporum, Mucor, Rhizopus, and I, are some common molds that cause a number of health and hygiene problems, but are not black in color. The entire I group is associated with a number of indoor air and other pathogenic problems, but is not black in color. I, even though it is green in color, is a mycotoxin producing mold. Aspergillus is another major group of mold. Although many species of Aspergillus are not black, (i.e. A. candidus, A. flavus, A. fumigatus etc.) they may still produce mycotoxins. However, some species of Aspergillus are black in appearance (example: Aspergillus niger group) and produce mycotoxin that can be moderately to highly toxic.

Conclusion:

As we have discussed, it is not appropriate to refer to all “black molds” as “toxic molds”, and not all toxic molds are black in color. Misinformation on toxic molds is rampant. It is impossible to observe a mold and determine its toxicity by its pigmentation alone. The best way to identify the type of mold present in an environment is to take a direct surface or air sample and send it to a qualified laboratory for further analysis and evaluation. Mycotoxin testing is one of the useful methods for evaluating the toxin producing capability of certain molds. A combination of the above mentioned investigation methods help in the determination of the presence of mold and its toxic nature.

Pathogenic Bacteria Associated with HAI Isolated within HVAC Evaporator Coils

A recent study suggests that doctors may want to monitor the environmental condition of their air conditioners evaporator coil before surgery to help prevent the spread of bacterial infections. Dr. Rajiv Sahay, Laboratory Director at Environmental Diagnostics Laboratory (EDLab) and his colleagues sampled evaporator coils in healthcare air handling systems and isolated Pseudomonas aeruginosa a known healthcare-association infection (HAI) pathogen. This bacterium is listed as fourth most common cause of noscocomial infection and accounting for 10.1% of all hospital acquired infections. According to an estimate by the CDC four patients out of every 1000 discharges gets infected by P. aeruginosa. P. aeruginosa is increasingly important clinically as it is a major cause of both healthcare-associated infections and chronic lung infections.

Pseudomonas aeruginosa is an opportunistic pathogen, meaning that it exploits some break in the host defenses to initiate an infection. The bacterium almost never infects uncompromised tissues, yet there is hardly any tissue that it cannot infect if the tissue defenses are compromised in some manner. It also causes urinary tract infections, respiratory system infections, dermatitis, soft tissue infections, bacteremia, bone and joint infections, gastrointestinal infections and a variety of systemic infections, particularly in patients with severe burns, cancer and AIDS patients who are immunosuppressed. Specially, P. aeruginosa infection is a serious problem in patients hospitalized with cancer, cystic fibrosis, and burns etc. The case fatality rate in these patients is near 50 percent.

In the study, over 560,000 colony forming units (CFU)/gram of Pseudomonas sp were isolated from deep within the evaporator coil system. With an average of 10 pounds of debris removed in a typical coil that would equate to over 2.5 trillion CFU in one typical 75 ton evaporator coil system. Potential aerosolization of these micro-organisms from the infested coil is immense due to a discharge of air stream with 6 miles/hours (commonly observed) across the evaporator coils

What are the Health Effects of Fiberglass?

Washington, DC -- Fiberglass is a type of fiber primarily composed of glass that is used in a wide variety of applications, and is predominantly used as a residential and commercial thermal insulator. As an insulator, it maintains a resistance to the spread of heat (known as the R-Value), cold and sound in structures, vehicles, aircraft, etc. By trapping pockets of air, it keeps areas warm in the winter and cools in the summer and thereby serves as a excellent way to increase energy conservation all the while maintaining comfort.

Glass has been woven into small amounts of coarse fibers for many centuries, even by the ancient Egyptians, but fiberglass did not exist in its modern (insulation) form until 1932 as a result of an accident. An Owens-Illinois researcher named Dale Kleist was attempting to create a vacuum-tight seal between two glass blocks when a jet of high-pressure air turned a stream of molten glass into fine fibers. He had unintentionally discovered an effective method to produce large amounts of fiberglass particles, a method that he would refine in later years. In the United States, the first commercial production of fiberglass was started by Illinois Glass Company and the Corning glass work in 1939.

The main sources of fiberglass particles in indoor environments includes, but are not limited to, ceiling tiles, debris from renovation projects, or degradation of HVAC system liners. These particles are very important from health and hygiene point of view. OSHA regulates fiberglass particles as a nuisance dust since 1991. Health implications from these particles may vary depending on the fiber size and type of exposure. Skin/eye irritation, rashes, soreness in nose and throat, asthma like symptoms, upset stomach etc. are some common symptoms due to contact, inhalation and ingestion of relatively larger fiberglass fiber although the smaller fragments (less than 0.5 micron) are capable of reaching the lower part of the lungs increasing the chance of adverse health effects.

Health effects from exposure to fiberglass can be different depending on the fiber size and type of exposure. Larger fibers have been found to cause skin, eye and upper respiratory tract irritation. There are other possible health effects:

A rash can appear when the fibers become embedded in the outer layer of the skin. No long-term health effects should occur from touching fiberglass.

Eyes may become red and irritated after exposure to fiberglass.

Soreness in the nose and throat can result when fibers are inhaled. Asthma and bronchitis can be aggravated by exposure to fiberglass.

Temporary stomach irritation may occur if fibers are swallowed.

Little information is known about the health effects caused by small fibers. Smaller fibers have the ability to reach the lower part of the lungs increasing the chance of adverse health effects.

People who work with fiberglass or who have worn-out duct work lined with fiberglass in their homes or workplace may have long-term exposure to fiberglass. There is no evidence that fiberglass causes cancer in people. Animal studies have shown an increased risk of cancer when fiberglass fibers were implanted in the lung tissue of rats, but these studies are controversial because of how the fibers were implanted.

Under a microscope, fiberglass appears as a smooth-walled, colorless or slightly pigmented surrounding, entire margin, elongated tube-like structure with varying size ranges, 1 to > 1000 microns.

Ideally, there should not be any air or surface-borne fiberglass fibers in indoor environments. An independent study performed by EDLab at Pure Air Control Services Inc., utilizing over 10,000 indoor air samples, reveals that 99% of the air and surface samples collected were deemed negative for the presence of fiberglass fiber. Samples deemed positive for these particles indicated that the concentration of fiberglass fiber is greater in surface samples (up to 176 cts/cm2) in comparison to air samples (66 cts/m3). Additionally, this independent study suggests the concentration of fiberglass fiber in the air should be less than 5 cts/m3 and 4 cts/cm2 in surface samples.

ClimateTalk Alliance Releases New Standards for Zoning and Water Heaters

Expanded standards set keeps HVAC industry at forefront of the Connected Home
The ClimateTalk Alliance, an organization ofindustry experts committed to developing a common communication infrastructure for HVAC and Smart Energy devices, today announced the release of ClimateTalk Version 2.0, unveiling new standards for zoning and water heaters. The second major release of the ClimateTalk Open Standards package within two years now includes zone controls and water heaters. The two, new application profiles help the HVAC industry stay at the forefront of the Connected Home and enable digital communication, plug and play installation, and interoperability of new devices on the existing ClimateTalk network, which previously supported HVAC systems.

“The ability of the ClimateTalk Alliance to develop new industry standards offers unlimited possibilities for advanced control and differentiation of solutions and is a testament to the potential open standards has to change our industry,” says Ron Bartos, Director of Electronics and Water Systems, A.O. Smith Corporate Technology Center.

ClimateTalk Version 2.0 is backward compatible with Version 1.0 devices and includes capabilities for expanded node count and support for up to five zones or water heaters on a single network. The ClimateTalk network architecture has also been advanced to support the next phase of development, including wireless nodes and solutions leveraging industry standards such as Wi-Fi, Bluetooth® and Zigbee® protocols.

“The ClimateTalk zone profile gives us the ability to match the capacity of the HVAC system to the demand load of the home, providing optimum comfort and maximum energy savings,” says Dick Foster, President of ZONEFIRST. “The plug and play capabilities of ClimateTalk make communicating zone controls attractive for both legacy and communicating HVAC system installations.”

“With an open standard and engagement in the Alliance we are able to ensure the standards meet our needs and offer advanced zoning solutions to our customers at a fraction of the cost of going it alone,” says Mike Reilly, V.P. of marketing for EWC Controls.

The ClimateTalk 2.0 Open Standards package is available for review on the ClimateTalk Alliance website. Membership in the Alliance is a requirement to manufacture products to the standards. For more information, contact Diana Roberson, Executive Director at (925) 275- 6681.

For more information, please visit www.ClimateTalk.org

About ClimateTalk Alliance
The ClimateTalk Alliance is an open, non-profit organization of industry-leading companies committed to developing a common communication infrastructure for residential devices. ClimateTalk Open Standards support an ecosystem of plug and play, interoperable applications that leverage digital communications to offer innovative solutions for complex systems.
QA Graphics Helps Longwood University Educate the Public about Biomass Heating Plant

Longwood University, located in Farmville, Virginia, looked to QA Graphics to create an animated video to educate students and the public about the campus’ biomass heating plant and demonstrate the university’s commitment to sustainability.

Longwood is the only public institution of higher education in Virginia and one of only two state agencies that burns biomass for heating fuel. The university has practiced sustainability by heating with biomass fuel (sawdust) for nearly 30 years. In 2011 Longwood opened a new biomass heating plant, which provides almost 100 percent of the campus’ heat and hot water.

To educate others on the campus’ sustainable efforts, Longwood University’s Energy Manager, Kevin Miller, sought out QA Graphics to develop an animated video that would visually demonstrate how the fuel-efficient plant operates. Longwood had worked with QA Graphics previously, purchasing their BAS graphics module for the university’s Tridium system. Having been impressed by the quality of the BAS graphics, and having a good working relationship with the sales staff, they also looked to QA Graphics for help with this video as the company has over six years of experience helping organizations create awareness about sustainable initiatives through solutions like animated videos and their Energy Efficiency Education Dashboard®.

Everyone remarks at the quality and almost immediately asks who made the video,” said Miller. “We plan on adding a url to any future grant proposals that we seek, so in essence it is a versatile marketing tool for us.”

Contemporary Controls to Be a Platinum Sponsor at Honeywell’s 2013 Momentum Conference

Downers Grove, Illinois (January 2013) – Contemporary Controls will be making it first appearance at Honeywell’s 2013 Momentum Conference March 10-13 in Phoenix, Arizona as a Platinum Sponsor. The conference, themed Partners in Motion, provides the opportunity for more than 450 distributors, contractors, sponsors and staff to evaluate top trends in the building automation industry and participate in training workshops. Contemporary Controls will be demonstrating several products from its BASautomation® – Building on BACnet, and its CTRLink® – Ethernet Built for Buildings – product lines that assist systems integrators in attaching equipment to IP networks. Of particular interest to systems integrators is the BASrouter – a BACnet MS/TP to BACnet/IP router; the BAScontrol20 – a Powered by Sedona Framework unitary controller; and the BAScloudVPN – a convenient and secure solution for remote monitoring of building automation systems.

“The BASrouter provides a simple cost-effective method to attach Honeywell Spyder BACnet MS/TP controllers to BACnet/IP without the need of a building controller,” said Joe Stasiek, Sales Manager of Contemporary Controls. “This allows Spyders to reside on the building’s Ethernet network without the need to provide home-run fieldbus wiring to a head-end. An application note is available to explain how this is done.” The BASrouter supports three-way routing between BACnet/IP, BACnet Ethernet and BACnet MS/TP. Any two or all three protocols can be routed, thereby allowing the system integrator to mix BACnet network technologies within a single BACnet internetwork. Commissioning is via web pages.

The BAScontrol20, is a 20-point field controller with a direct connection to an IP/Ethernet network. Ideally suited for structured wiring systems, the BAScontrol20 is BACnet/IP compliant with a B-ASC device profile. Having a resident Sedona Virtual Machine (SVM), the unit is freely programmable using tools such as Niagara Workbench or Sedona Workbench. For remote Ethernet I/O applications, the unit can be configured with minimal effort using a web browser. The BAScontrol20 provides a convenient mix of universal inputs, binary inputs and outputs as well as analog outputs. Models exist for both triac and relay binary outputs. The unit is ideal for unitary control or for expanding I/O points in the field via an Ethernet connection.

For system integrators interested in remote monitoring, Contemporary Controls will demonstrate remote monitoring using a Cloud-VPN. The BAScloudVPN consists of a virtual private network (VPN) server hosted by Contemporary Controls. Using his local Internet service, a systems integrator opens up VPN client software on his computer which provides a VPN tunnel connection to the Cloud-VPN server. A similar VPN tunnel connection to this same Cloud-VPN server already exists at the remote site. Using Niagara Workbench on his computer, the systems integrator can access a Sedona Framework controller at the remote site in order to examine a temperature point of interest. The Cloud-VPN server makes the necessary connection between the two VPN tunnels. Once a connection is made, he can service the remote site as if he was physically onsite. The BAScloudVPN provides an effective secure method of remote access without concern for intervening firewalls.

This will be the first year Contemporary Controls will be participating in the Momentum Conference. As a Platinum Sponsor, Contemporary Controls is looking forward to the opportunity to meet Honeywell contractors and distributors.
